The Design Build Process
From Concept to Completion
Our design build process is the most efficient way to complete your project from initial concept to completion.
This popular service allows our clients full customization and can be utilized with all of our services, not just additional and major renovations, including initial consultations, preliminary designs, construction renderings and engineering services, zoning variances, architectural review committees, historical preservation and more.
Our collaborative process allows architects, contractors, and you to be involved from the very beginning.
We’ll also consult with decorators and landscape architects as necessary to provide a complete turn key Design Build project, ensuring our clients highest expectations.
Step One
Initial Meeting
Our Design Team meets you at your home so you can tell us about your upcoming project. We review your objectives and goals, and explain our process and company structure.
We assess your home project feasibility and prepare a Preliminary Cost Estimate to identify general cost ranges and to help you determine what work you want to pursue.
Step Two
Design Contract
Once you have decided that we are a good fit and want to work with us, you’ll sign our Design Contract which outlines what is included in the design process and the costs associated with this scope of work.
We will meet on site to measure and photograph the work area. At this stage we will also discuss your Interior Design needs.
Already working with an architect or other design professional? No problem. We will review your plans and make a contact that stuits their involvement as well.
Step Three
Present Design Drawings
After our designer has had a chance to draft some initial concepts, we’ll meet at your home to present these preliminary design drawings. This is your first opportunity to meet the designer and offer your feedback. We discuss the selection process together and start to identify general finishes and other details.
After taking some time to incorporate your feedback, our design team will present you with revised drawings for your final approval. These will incorporate elevations and cabinet drawings as applicable. We update selections made to date and confirm the resulting scope of work, identifying the base bid and any items that are to be extra or optional.
Step Four
Trade Partners Review
Once the design drawings and concepts are finalized, we meet with our construction and trade partners on site to ensure budget accuracy and feasability. We incorporate all selections to date into your proposal.
Step Five
Proposal & Contract
After the Designs are finalized and aproved by our Trade Partners, we’ll present you with a full project proposal, which will include the final preliminary plans with elevations and cabinet drawings if applicable.
Once you are satisfied witht he proposal, and all incorporated selections, we’ll both sign off on the contract and specifications. Congratulations!
Lastly, we prepare the construction drawings to submit for building permits and schedule a start date for the project.
Step Six
Begin Construction!
Now for the fun part! After finalizing the paperwork and permits, we all meet on site for a Preconstruction Meeting. You’ll meet the Project Manager, review the job books, and scheduled weekly meetings with us to stay on track.
